[Adelaide] Starfish Selected to Revitalise Dock One
STARFISH SELECTED TO REVITALISE DOCK ONE
South Australian-based Starfish Developments (a development arm of Ironfish) has been announced by the State government as its preferred developer for Port Adelaide’s Dock One: Port Approach South precinct.
The announcement follows a competitive submission process with developers from across Australia were invited to put forward their vision and plans for the precinct.
Starfish Developments will now work with Renewal SA on further development of the masterplan for the site in consultation with the community before formal approval of the proposal is then considered by the South Australian government.
The centrepiece of Starfish Developments plans for Dock One is the redevelopment of the Port Harbour Building into the Port Harbour Collective.
The Collective’s ground floor will be occupied by artisan food producers and providores and high-tech working spaces for local businesses and community, and alongside the building will be a Collective Community Garden.
Boutique apartments will occupy the upper levels of the building. Plans for the Port Harbour Collective have been influenced by Sydney’s Coogee Pavilion and The Grounds, Alexandrina in the city’s inner east. A rooftop observation deck and outdoor cinema is also planned.
Starfish Developments Managing Director Damon Nagel said we want to turn Dock One into a new destination for people from across Adelaide, as well as visitors from South Australia, interstate and overseas.
“We’ve put a strong focus on planning new community facilities and infrastructure that can be enjoyed by residents and the broader community alike,” said Mr Nagel.
“We’re aiming for Dock One to be a catalyst for the Port to develop as a desirable place to live, work, invest, socialise and be active.”
Activation of the waterfront is key to plans for Dock One, which include a Dockside Piazza and Boardwalk and pavilions. A Central Park with BBQ and picnic lawns, sporting facilities and an exercise area is also planned.
Residential development is earmarked for both sides of the dock. The site is expected to accommodate approximately 750 homes with low-rise apartments and townhouses planned to attract a wide range of buyers.
“Future residents of Dock One will benefit from having world-class facilities and infrastructure on their doorstep, said Mr Nagel.
“They will be part of a vibrant community which will add to the fabric of the Port.”

Starfish Developments is a South Australian based, privately owned company whose completed projects include the multi-award winning Avenue at St Clair and Vue on King William – Adelaide’s tallest residential building.
