Plans unveiled for 11,000 new dwellings at Leppington and Cudgegong Road precincts

NSW Planning Minister Pru Goward last week unveiled plans for up to 11,000 new dwellings at Leppington, in Sydney’s south west, and around the future Cudgegong Road Station in Sydney’s north west.

“Land releases at Leppington and around the future Cudgegong Road Station will unlock 11,000 new houses, along with the shops, cafes, parks, road upgrades and schools that will help make them homes,” Ms Goward said.

“Our plan means future residents will live close to new shops, can choose from all sorts of different styles of homes, and have access to terrific new public transport services.”

“This is yet more proof that this Government is planning for the future by ensuring growth areas have essential infrastructure before the people move in.

The draft Leppington Precinct Plan, which covers 655 hectares of land currently zoned for rural land use, seeks to rezone the land in stages for urban development. The draft plan provides for a minimum of 7,000 dwellings for at least 23,500 residents and up to 16,700 square metres of retail floorspace within a local centre.

According to the draft plan, low density housing would occupy the majority of the precinct, with medium density housing concentrated around the local centre and close to Leppington major centre. The draft plan also provides for one high school, four primary schools and 56 hectares of open space.

Ms Goward said further stages of the Leppington precinct will be released as the infrastructure to support new homes, such as electricity, water and local roads, comes online.

At the Cudgegong Road Station precinct, a number of amendments have been proposed to the Area 20 Precinct Plan, which is bounded by Schofields Road to the south, Windsor Road to the east and the ridge line to the west.

As a result of the proposed amendments, the Area 20 Precinct is expected to accommodate 4,400 dwellings and a population of around 11,250 (compared to 2,500 dwellings and a population of 6,400 as expected in the original 2011 Plan.
